Market Update Jan 2022

Happy New Year!

2022 is upon us and the market in 2021 was like never before!

A quick annual review shows us that we saw the typical rise and fall of sales in conjunction with the seasons, however, the amount of homes sold stayed mostly consistently above the actual homes for sale. Because of that, the average sale price was 101.9% of the listing price for the year. The average days on market stayed under a month at 24 days. The average house sold price in Whatcom County for the year was $592,000, compared to 2020, which was $486,500.

Let’s see how this December stacked up.

Property Sales (Sold)
December property sales were 261, 7.4% lower than the 282 sales last month, and down 2.2% from 267 in December of 2020.

Current Inventory (For Sale)
The total number of homes available this month is 175. The number of current inventory is down 27.1% compared to the previous month, and down 18.6% from the last year.

Property Under Contract (Pended)
There was an decrease of 35.8% in the pended properties in November, with 165 properties versus 237 last month. This December had the same amount of pended properties as last December.

Average For Sale Price
The Average For Sale Price in December was $848,000, up 18.1% from $718,000 in December of 2020 and up 6.8% from $794,000 last month.

Average Sold Price
The Average Sold Price in December was $616,000, up 17.3% from $525,000 in December of 2020 and down 1.1% from $623,000 last month.

Median Sold Price
The Median Sold Price in December was $558,000, up 16.3% from $480,000 in December of 2020 and down 3% from $575,000 last month.
